We will provide you with a market appraisal of your property, taking into account the current market and local property trends.
We look at the presentation of your property, and suggest any improvements that could be made to increase visual appeal.
We discuss with you your investment property and your requirements to ensure we can provide maximum investment return, with minimal risk.
If you are transferring the management of your property to Property One from another rental property manager, we will ensure it is a hassle-free process.
We complete all legal documentation required, including any management authorities, and owner’s instructions.
We will photograph the property, and create a marketing campaign.
We ensure all keys for the property are assigned to our Property Manager, and make sure both the tenant and the office set have all the correct keys.
It is imperative that your property is presented well, that it is priced right, and that it attracts the right kind of applicants. We will strive to secure the most suitable tenant in the shortest possible time.
We advertise your property on 6 different websites, within our listing brochure, and also on social media.
A “For Lease” board will also be erected in front of your property.
We will hold open for inspections, along with private viewings of the property if necessary.
Any tenant applications are processed by our qualified team and all potential tenants are checked on relevant national databases.
We will present to you any suitable tenant applications, and involve you in the selection process.
We prepare all the lease documentation, and the successful tenant will come to our office to sign the residential tenancy agreement.
The rental bond and rent in advance as agreed upon, is payable within 24 hours of signing agreement.
We give tenant keys and a tenant information pack on the lease commencement date. Included in this pack is an Entry Condition Report, which includes photos of the property and it’s current condition. The tenant then moves into their new home, and we begin our ongoing relationship with them.
We take care of your investment property as if it is our own.
We conduct thorough routine inspection reports, including photos of the property, at the initial three-month inspection, and then six-monthly.
We continually process ongoing market reports, rental reviews and lease renewals.
We have strict management of rental payments, including a zero tolerance policy on late rent payments to prevent arrears.
We have a maintenance program in place, with qualified and reputable tradespeople who are approved by Property One.
Statements will be sent via email within 24 hours of rent being paid.
